From the Condo Board to the Multi-family investor, Breton Property Group offers a complete and affordable management solution.  Thru our state of the art Web-based software, owners and tenants can pay fees via EFT & credit card, view financials, receive notices, and track work orders in real time, 24 hours a day.  After more than two decades as a landlord, property manager, and investor, we know and eliminate the frustrations that are often synonymous with property management, such as poor communication and lack of financial transparency.

Our property management services include:

  • Complete monthly reporting including: Profit & loss, budget variance, accounts receivable & payable, paid invoice copies, general ledger, check register and bank account statements. 


  • All financial records and bank statements available through secure online access 24 hours per day.


  • Preparation of draft annual operating budget for owner approval.


  • Coordinate with owner’s accountant for the preparation of fiscal year-end financial statement and tax reporting.

  • An initial review of all maintenance procedures, contractors, and the overall condition of the property will be prepared for the owner. This review will include recommendations for immediate and long-term modifications and improvements.


  • Property Manager will conduct routine site inspections to report ongoing maintenance needs and minimize owner risk. Contractor performance (i.e., janitorial, snow removal, landscaping) will be monitored regularly.


  • A 24-hour answering service is provided to respond to any emergencies.  Our network of reputable, local-area contractors guarantees an immediate response to any electrical, plumbing, heating, flood, or other type emergency 365 days a year.


  • Annual review of all service contracts and insurance policies to ensure highest level of quality, cost savings, and protection.


  • RFP (Request for Proposal) process administered for all service contracts and capital projects.  Multiple bids will be solicited from only licensed and insured contractors.


  • Capital project oversight: We can provide oversight of contractors and report to the owner any concerns or conflicts; our input enables the project’s completion on schedule, in accordance with specifications, and within budget.


  • Unit turnover:  Units will be professionally re-painted, cleaned, and repaired so they can be re-rented quickly at top market price.  Any recommended non-routine repairs or modifications will be reported to owner for approval in advance.

  • Leasing:  Marketing and showing of all vacancies.  Full nationwide criminal, financial, and rental background check run on all prospective tenants.  Tenants can complete rental applications and sign leases instantly online.


  • Rent collection:  Secure, off-site mailing address for collection of rent payments via check or money order.  Optional 3rd party lockbox service and online payment website are also available; tenants can pay their rent via credit card or EFT 24 hours per day.


  • Rent and security deposits deposited promptly in separate Operating and Escrow accounts. 


  • Delinquency notices immediately delivered to all tenants in arrears.


  • Management of entire eviction process in strict accordance with State and Federal Law.


  • Tenant communication:  Custom, property-exclusive website available to store important property information and also provide marketing photos, layouts, etc. to prospective tenants.
